One Site. Many Hands. A Shared Future.

United Constructors of Texas has officially begun work as the general contractor for The Market at Waters Lake, a new ground-up retail development coming to the southwest corner of Sienna Parkway and Waters Lake Boulevard in Missouri City.

Recently, we joined Malabar Hill Capital, project investors, future tenants, and members of the Sienna community to celebrate the groundbreaking and the beginning of construction. The three-building development will bring approximately 37,700 square feet of new retail space to one of Fort Bend County’s most active residential growth corridors. Located on a 4.55-acre site, The Market at Waters Lake is planned to support restaurants, retailers, and service-oriented businesses within the Sienna community.

Meeting the Needs of a Growing Community

Sienna has evolved into one of the region’s most established master-planned communities. Thousands of additional homes are planned as development continues. The Market at Waters Lake will create new opportunities for businesses to serve those households closer to home.

For residents, neighborhood retail influences the rhythm of everyday life. A nearby restaurant becomes the place families gather after school events. A service business becomes part of a household’s regular routine. A local shop becomes a familiar stop rather than another trip outside the community.

For business owners, that same growth represents access to an expanding customer base within a well-established residential market. The project’s location along Sienna Parkway offers visibility, accessibility, and proximity to the people those businesses are built to serve.

That connection between commercial development and community life gives a project like The Market at Waters Lake lasting value.

Creating Opportunity Beyond the Property Line

New commercial development supports far more than the physical space being constructed. It gives restaurant and retail concepts an opportunity to enter a growing market. It creates places for locally owned and regional businesses to expand. It brings jobs into the community and gives residents additional reasons to spend their time and money close to home.

It can also strengthen the surrounding commercial environment. Each new tenant contributes to the activity, visibility, and long-term appeal of the area. A well-positioned development becomes part of the community’s identity and part of the reason businesses continue investing nearby.

Malabar Hill Capital recognized that opportunity at Waters Lake. United Constructors of Texas is proud to help carry that vision into construction.

A Construction Partner Invested in the Client’s Vision

Ground-up retail development requires a construction partner who understands the business behind the buildings. The decisions made during construction affect tenant commitments, leasing activity, financing milestones, operating costs, and the timing of future revenue. Owners need a general contractor that remains attentive to the larger investment strategy while managing the daily demands of the project.

United brings nearly three decades of commercial construction experience to The Market at Waters Lake. Our team has completed ground-up developments, retail centers, tenant spaces, restaurants, and specialty commercial projects throughout the Houston area and across Texas.

That experience allows us to approach each project with an understanding of how the finished development must perform for ownership, tenants, and the surrounding market. At Waters Lake, United’s role includes coordinating the construction process across the three-building development, working with ownership, consultants, and trade partners, and maintaining the communication required to move the project from site work through completion.

Building for the Businesses That Will Follow

The work taking place today will eventually become the storefronts, workplaces, and gathering spaces that residents experience every day. Each tenant will arrive with its own operational requirements, customer expectations, and opening goals. The quality and coordination of the original construction will influence how effectively those future spaces can be completed, occupied, and operated.

That is why our United team approaches ground-up retail projects with the future tenant experience in mind. Building systems, access, site circulation, utilities, and construction details all contribute to the adaptability and long-term performance of the property.

For developers, this creates a stronger foundation for leasing and tenant delivery. For businesses, it creates a space that is ready to support what comes next. For the community, it creates a development capable of remaining useful and relevant as the area continues to grow.

The Beginning of a Long-Term Investment

The groundbreaking at The Market at Waters Lake celebrates the beginning of construction, as well as the confidence behind the project. It reflects Malabar Hill Capital’s investment in the continued growth of Sienna, the commitment of the project partners, and the future businesses preparing to become part of the community.

United Constructors of Texas is honored to serve as the general contractor and to help deliver a project that will create meaningful value for ownership and the people who live, work, and do business in the surrounding area.

We look forward to sharing the progress as The Market at Waters Lake takes shape.

The Importance of Community Engagement

Engaging with the community is vital. We believe that a successful project is one that resonates with the people it serves. We will continue to host community meetings and provide updates throughout the construction process. This ensures transparency and fosters a sense of ownership among residents.

We want to hear from the community. Their feedback is invaluable. It helps us tailor the project to better meet their needs and expectations.

Sustainability in Construction

Sustainability is a priority for us. We are committed to using environmentally friendly practices in our construction processes. This includes sourcing materials locally and implementing energy-efficient systems. Our goal is to create a development that not only meets the needs of today but also considers the future.

By focusing on sustainability, we contribute to the long-term health of the community and the environment. This is an investment in the future.

Conclusion: Looking Ahead

As we break ground on The Market at Waters Lake, we are excited about the opportunities ahead. This project represents growth, community, and collaboration. We are committed to delivering a high-quality development that enhances the Sienna area.

We will keep the community informed and engaged as we move forward. Together, we will build a vibrant space that meets the needs of residents and businesses alike.

United Efforts...Successful Projects.
